Hi guru,
We have 100k cpf and 50k cash and our total income is 5k, we are both singaporeans,age below 35,we do not have any debt.We want to buy a new ec direct from developer budget around 800k.Is it possible?

Hi,

At a glance, it looks like quite a stretch to me.

Assume you can manage the downpayment using your cash, CPF and first-timer grant, you will need a loan of $640K.

However, based on a combined income of $5K, the estimated loan amount you could obtain from any bank is likely $334K which is quite a big gap from the $640K loan that you will need.

Hi,

Assuming you purchase an EC that cost $800k.

Here's the breakdown

On Booking Day
1. Booking Fee : 5% : $40,000 (Cash Only)

Upon receiving S&P
1. Exercise Fee : 15% : $120.000 (Cash or CPF)
2. Stamp Fee : 3% : $18,600 (Cash or CPF)
3. Legal Fee : $2600 (Approx)

Total Funds required : $181,200

You have a short fall of about $31,200. If you can get the funds that would be good to proceed with a $800,000 purchase. If not, can consider looking for a unit that cost lesser.
