Hi Gurus, I am thinking of selling my mainsonnette at Bt Gombak ( 3rd storey). My sis is also staying in a ground floor Mainsonnette at nearby block. We bought the units roughly at same period eg 5 yrs ago. We intend to sell our houses. My sis told me tat her unit will have a higher selling value than mine cos of the diff in sizes of our units ( 1700sft as compared to 1500sft ) Is this true? How much can we sell from each of our unit? Pls clear my doubts. Thks.

Hello Anand,

What your sister said is not totally wrong. Having a bigger area will definitely render higher valuation price.
However buyers are more concern about the level, facing, condition of unit and pricing.
Ground and low floor units only have a handful of lovers, hence the condition and facing of unit comes into play.
Currently, the estimated valuation $530k to $560k, with COV asking of around $50k to $70k.
