Dear sir ,
I own a private residential flat and also a private shop unit .

My question is : can I buy a hdb resale flat if I sold my residential property .must I also sell off the shop unit

Good morning,

You need not sell away the commercial property, but need to sell off all other residential property within 6 months after getting the resale HDB.

You need to sell off all residential property within 6 months after getting the resale HDB.
You does not need to sell your commercial property,

Steps in selling your private property
1. Pricing Strategy
It will be good to know the current market value of your house before selling.
Selling price will be depend on level, facing, condition of unit, etc

2. Appoint agent to market your unit, I will be glad to assist on this
I will be glad to meet you to discuss the marketing plan and pricing strategy
After that I will proceed to market your unit in online portals and propose to buyer on hand.

3. For selling there will be no seller stamp duty if you own the property for minimum 3 years.

4. Do you need the cash proceeds from your current house for the new house?
This will determine whether to sell first or to search for new house first.
Alternatively selling and buying can happen concurrently as well with very careful timeline planning.

Hi,

1) Current HDB policy does not need you to dispose of any commercial and industrial property.
2) The restriction is only on residential property.
3) Therefore you have the option of purchasing an HDB flat before selling your private residential property or vice versa.
4) The grace period to sell your private residential property is 6 months upon key collection of your HDB flat.
5) There is also no ABSD imposed during this purchasing process.
