I am a SC and my wife is a SPR. My wife owns an overseas property. Can we buy a new EC? Do we need to dispose to overseas property and wait for 5 years before we are allowed to apply for new EC?

Hi, appreciate your sharing. Resale EC don't require, brand new EC require to dispose 6 months after Key collections.

Hi,

You will need to wait out 30 months after selling the overseas property before you are eligible to apply for the new EC. If you are buying a resale EC that has reached MOP of 5 years, no such issue, either SC or SPR can buy under sole name, and can keep the overseas property also.

Hi Sir,

For your case, you wife will need to dispose the overseas property and wait out a 30 months period before you can purchase a brand new EC. The building time is another 3 years and therefore the total waiting time will be quite long.

You may want to consider getting a resale EC or a private property instead as there will not be any of this restrictions. There is also no need to dispose the overseas property.

Your wife's overseas property has to be disposed off and you will have to wait out for a period of 30 months before you can apply for new EC, if you meet all other requirements. If you opt to purchase a resale EC under 5 years old, there is no such restriction, but ABSD mayb applicable if you own any existing residential properties in Singapore.
