Hi, I am a Singapore citizen and my husband is an SPR, just few months ago. He has foreign properties. Can I buy a BTO with him as a co-owner, without disposing his foreign property? If not, can I put him as occupier without disposing his properties?

Hi,

Unfortunately no, he has to sell away all his local and overseas private properties, wait out 30 months, before he is eligible to apply BTO with you (be it owner or occupier). For resale HDB, its similar, need to wait out 15 months after selling. For buying private condos here, no such issue.

Hope the above clarifies. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

Mr Wang & Ms Ng : We want to convey our thanks to Ivan, who helped us find our first home. Ivan was very responsive when we first met, and took time to understand our needs and requirements for our first home. He helped us narrow down our criteria and gave us good advice on how to structure our mortgage as well. He also made a great recommendation of an area we never thought of, and it was where we eventually bought our home. We appreciate Ivan's thoroughness in pros and cons of all our options that we viewed. We never felt pressured or rushed to make a decision. In fact, Ivan gave honest and useful inputs on the considerations of acting immediately or waiting. All in all, it was a very smooth experience and we ate very happy with the unit we bought. Thank you very much, Ivan! Read More

Regardless whether he is an essential occupier or co-owner, he will have to dispose his foreign properties if you are looking to purchase a BTO, and you will need to wait out for a period of 30 months after the disposal before you are eligible to purchase a BTO, or 15 months for a resale HDB. Your probably option will be the resale ECs which has good potential for appreciation if that is within the financial means.

Otherwise, you can only try to appeal to HDB to allow your purchase.

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

Hi,

1) It is crystal clear from the HDB that all applicants; owners and occupiers are not allowed to own any private property locally and overseas for the past 15 months.
2) If you are buying a BTO, it is a 30-month wait-out period after selling before eligible to submit for an HFE with you.
3) However, there are situations where the HDB gave an exception to the applicant to allow them to keep the property.

4) I suggest you submit an appeal to the HDB to seek an exception.
https://services2.hdb.gov.sg/webapp/BF12AWFeedback/BF12SFrontController?service=ServiceFeedback&operation=createFeedback

5) The HDB is dealing with this based on a case-by-case basis.

Please give me a thumbs-up if the answer provided is relevant to your main concern. Thanks!!!

Hi Mdm,

I regret to inform you that you're not eligible to apply for a BTO flat, until your Husband sells off his overseas properties and then serve a wait-out period of 30 months. This is assuming you also meet all the other eligibility conditions as well.

Based on your situation, you may wish to consider a private property instead.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile +65 97 48 63 05. I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
Robbie Chen

My answer with regards to your Question :

As of my last knowledge update in January 2022, if your husband is a Singapore Permanent Resident (SPR) and owns foreign properties, it may affect your eligibility to buy a Built-to-Order (BTO) flat together without disposing of his foreign properties. HDB eligibility rules are subject to change, so it's crucial to check the latest guidelines.
Typically, HDB requires SPR households to dispose of any existing private properties or overseas properties within six months of taking possession of an HDB flat. This rule may apply to co-ownership situations.
For the most accurate and up-to-date information, I recommend checking with the Housing and Development Board (HDB) directly or consulting with a property professional familiar with the latest regulations. They can provide guidance tailored to your specific situation.

I'm Happy to Help with No obligations ! If you have any more questions or need assistance,FEEL GOOD to let me know. I'm here for You ! Cheers :)
