Hi, I am intending to buy the resale condo.
By looking at my current affordability, likely I will go for the 99 years lease of condo.
For those with lease about 80 years, is it still worth to purchase? I afraid that the value will keep on depreciating and end up I might not able to exit in future if let say I want to exchange for another property.

Good afternoon,

May I know which development you are referring to? If there are upcoming plans to transform the vicinity such as new MRT or amenities, the condo even with its age may still be able to preserve its value. Generally speaking, for properties with 60 years balance lease and below, the bank financing may start to get challenging. Hence you may need to start to sell within 10 years if you opt for a 80 year old property.

There is no direct answer on that. It is best to work with an agent who understands your needs and help you find what would most fit your financial standing, aspirations (own stay, investing, exit etc) and if you can still wait.

1) It is understandable where you are coming from.
2) Although I wish to say it is a good decision in actual fact, a private property that left about 80 years old has little growth potential according to my research.
3) The growth might be able to overcome the inflation but is unlikely to have the higher growth than you are expecting.
4) In general the price trend tends to fluctuate within a small range for these types of properties.
5) I would recommend considering a newer private property that could give you a better ROI.
6) Note that there are other factors that will affect the ROI other than the lease. Thus choose your property wisely.
