I am single, between 35-40 yrs old, and considering buying a resale flat near my elderly parents who live in a mature estate. If I intend to get a flat for purpose of long term stay and/or for renting out, how much would the capital gain % or rental yield % matter? Or what other factors should I consider?

Hi Daphne,

Subjective to which mature estate you are referring to as well as the age of the resale flat you are looking at, potential capital gain for HDB will be fairly limited and in fact, may even depreciate over time basing on the balance lease for the unit. Rental yield can be quite attractive though for the quantum price paid for HDB after meeting your Minimum Occupation Period, but do take note of the hassle involved in managing a rental property as we cannot guarantee the behaviour of tenants in the rented property despite screening of their profile done. The amount of maintenance work after each tenant can be quite draining.

HI,

Purchasing a resale HDB flat usually will be recommended for long term stay as the lease decrease as you stay there especially you need to consider your own MOP before you can even rent out the whole unit.
In addition, a resale HDB doesn't necessary come cheap as the price will increase substantially after the first 5 years.

If you are looking for investment to get rental yield, then it will be best to look at private property which i will definitely be able to show you the statistics of a few properties which might be suitable for you.

If your objective is home home stay, capital appreciation and rental yield are not the main consideration. What is important will be the location that will support your life style.

As an investment, capital appreciation will be more important than rental yield. However, investment needs do spread across a continuum.

Capital appreciation and rental yield (and rentability) depends on the estate that you are purchasing. Though in general, HDB resale flats do not offer much in terms of capital upside, as you will be paying for the profits of the first owners.

Unfortunately you could not place too mich hope on capital gain for HDB as trend since 2012 shows HDB flats do decrease in value annually. In addition for HDB flats, you are only allowed to rent out your house once your house has met it's MOP although there is no retriction in renting out your bedroom.
