I have intention to purchase another private property now for investment.I will be looking at resale condo instead of new launch as the price is more attractive and more varieties than new launches in the market.I personally feel resale i can rent out immediately for rental income compare to new projects as 4 years later then the new project will TOP since i have to hold for at least 4 years but my agent seems to be asking me to get new launch.Can i check with experts out there for opinion which is a better option?

    No wonder i find so weird how come the properties are much cheaper than new launch in my calculations but instead he keep recommending me to buy new launch and i can't rent it out immediately until 2020.Thank you for your honest answer.I would like to engage a honest agent for my long term investments.

Either choice will have their own pros and cons.

For resale units, you will be able to see the actual unit and will be ready for tenancy. Even though you have immediate rental returns, you might not be able to enjoy much capital appreciation. The seller will enjoy much of it.

As for new launch, as you know, you will not be able to enjoy immediate rental returns for the construction period. NET LOSS. But usually for new launches, owners are able to reap in capital appreciation.

If not alternately, you might want to consider balance completed or soon to TOP units from developers so by doing so, you are able to reap in capital appreciation and rental yield.

You are absolutely right in stating that resale condo may be a better investment as compared to a new condo. In fact, due to the soft residential market, we are starting to see values emerging from resale properties.

For resale properties, you can look for those which are selling with tenancy that are able to generate a passive income for you immediately. Resale condos offer a spacious layout and may be more appealing to tenants as compared to a newer one. With the new projects coming up, resale value of these development will also catch up with the price of the new developments eventually, translating to capital gain for you.
