Hi, I am thinking of buying a 2 bedroom dual key. One bedroom for my own stay and rent studio for passive income. I was told that a dual key unit does not come with a separate sp and pub metre. I would like to ask, how to monitor my tenant electricity and water usage? And whether water and electricity bill is separate or included in the rental

Good morning,

I had heard owners installed separate meter for their rental bedroom in dual key concept.

Alternatively you can include the electrical bill in the rental or if you have a few months' electrical bill, you can show tenants and ask them to pay above the average electrical cost. For example, past 3 months electrical cost is 175, 180 and 185. Average is $180 thus anything above will be borne by tenant.

You may install a separate meter on your own. Otherwise it can be arranged just like a room rental where the bills can be coshared among the number of occupants equally. There are some other ways too.

Hi,

1) It is not uncommon to install a separate meter in a dual-key unit.
2) However, you will do your own calculation to determine the dollars and cents.
3) The SP service will not install separate meters for a single unit. Their installation and billing are in terms of address.
4) You will have to find a licensed electrician to install the electricity and water meters.

I am currently staying in a dual-key unit, and I charge my tenant rental that is inclusive of wifi and utilities, subjected to a monthly cap on usage. This cap can be discussed before signing the tenancy. I think it is easier this way, instead of counting down to the cents.
