Hi i bought a private property last time as my SPR is not exceed then 3 years. as of now my SPR is exceed then 3 years and we want to buy HDB. Can i put my wife as owner and i as occupier and buy HDB ? as i dont want to sell private property.

Good morning,

Sorry to inform you that you need to dispose off your private property first and observe 15 months waiting period before you are eligible to purchase a resale HDB. Unless both of you are 55 years old and above, you are eligible to buy up to a 4rm straight away after disposal of private property.

Hi,

Unfortunately if you are included as essential occupier for hdb purchase, you are required to sell your private property as well. If you wish to keep your existing property, you can consider to buy another private property under wife's name.

Hi,

Unfortunately, we are not able to purchase a HDB without disposing off your private property. Both applicant and occupiers must not own or have an interest in any local or overseas private property.

Furthermore, the new ruling is that you must wait at least 15 months before you can purchase a HDB after selling your private property, provided this is a non-subsidised resale flat (including Proximity Housing Grant).

However, exception are given if you and your spouse are 55 years and above if you are buying a 4-room or smaller non-subsidised resale flat (you may apply for Proximity Housing Grant, if eligible).

Perhaps you can let me know what the reason for switching to HDB? If you are managing the private property well, you can consider continue living in it.

Hi,

1) All SPR households who bought an HDB flat are not allowed to own any private residential property locally and overseas. This is regardless of the way the ownership of the HDB flat is held.
2) Since you own a private residential property, you will have to wait for 15 months after selling before eligible to buy a resale HDB flat.
3) The only exception provided in this cooling measure is that you and your spouse must be 55 years old and above to be exempted from this restriction, and you are only buying a 4-rm or smaller flat.
4) You will have to adhere to the same restriction if buying a 5-rm and bigger flat.
5) The HDB is referring to the applicant, thus including both owners and occupiers.

Hi Sir,

This is not possible because under the current rules and regulations, you will need to sell off your private property and wait out a 15 months period before you can purchase a HDB flat even if you are not an owner but as an occupier. This is because HDB considers you both as a single entity as you are a married couple.

Unfortunately you are unable to do so as husband and wife form a family nucleus in order to be eligible to purchase a resale HDB, thus the MOP and Private Property ownership rules apply to both. In this case, you will need to sell your existing private property, wait out for period of 15 months before you are eligible to purchase a resale HDB, unless both of you are age 55 years old or above, you are eligible to purchase a resale 4 room HDB or smaller unit immediately after selling your existing condo.

Why would you want to purchase a HDB if you are financially comfortable to purchase a private property given that growth potential is usually better for a private property over HDB?
