Hi, I have a 5-room flat with 4BR & full furnish. May I know :
1) how much est monthly rent that I can fetch?
2) Possible to limit to only corporate rent?
3) current rent expiry in April 15, any existing ready tenant available?

Good morning Mdm Lui,

I will love to assist you with your property rental but probably you can provide more information about it like full address etc.

Secondly but limiting your tenants to just corporate lease, might decrease your chances of renting your unit asap. For your information, nowadays more and more companies are not taking up corporate lease for their staffs but instead they are granting housing allowance to their staffs to let them search and rent by themselves.

Lastly as your current lease is ending soon and prevent loss of potential rental income by leaving your unit vacant, it will be best to start marketing your unit for tenants. Normally market practise for landlord to search for new tenants is 2 months before end of lease.

May I know which location are you referring to? Corporate lease chances may be lower nowadays as personal leases are more of the trend. I can check with my tenant groups on immediate move in, but it depends on the location as well. Thanks and hope to hear from you.

Hi Mdm Lui, I believed you are referring to a HDB unit. For a 5 room flat, rental is generally around $2500 to as low as $2000 in this present time. As for company lease, it is quite difficult to have it to be frank as most company would prefer to look at private condo. Pls feel free to let me know if you need any assistance.

Below are my answers

1) The rental of a 5 room flat will varies depending on the location. However, if you do have 4 bedrooms, this is definitely an advantage when securing a tenant when comparing to other 5 room flat in the vicinity which don’t have 4 bedrooms.
2) The chances of getting a corporate lease is very slim because most leases nowadays are on personal lease, including private condo in D9/10.
3) As your lease expiry in April, it is now a good time to start looking for tenant.

May I know whether are you looking at room or whole unit rental? Because it will take a longer time to find just filipino tenants to fill up your 1 or 2 rooms. Probably you should consider renting the whole unit out to another set of tenants.
