I'm interested in buying an upcoming EC, but I do not have enough to pay the down payment (15%) as all my CPF is stuck with my current HDB. Is there any way I can get a loan to purchase EC without selling off the current HDB until the EC TOP?

Hi,

Unfortunately no as the minimum downpayment is required within 9 weeks of booking of the EC unit. Perhaps you might want to consider resale EC that has met the MOP of 5 years in a similar location?

This is unfortunately the safeguard put in place to ensure the financial prudence for all buyers to ensure that they are not financially stretched with it comes to this big ticket purchase. If the timeline of the funds required does not match, then you may wish to reconsider the upcoming EC but go for a resale unit instead where timeline can be planned more efficiently.

Purchasing a new EC is a good option as ECs are priced much lower as compared to private condos. I have clients who are in the same situation before and they sold their HDB to have enough funds for their EC purchase. They are now sitting on huge profits.
