I am looking at renting a condo (with 1 yr lease) to up my chances at registering for a primary school.

If I don't get a place at the school, can I break the lease after 3 months?

What kind of compensation must I make?

If the compensation is heavy, can I sublet the condo (whole apt or rooms) until the lease ends?

Dear Lim,

All these terms and conditions must be put in black and white when you put up an offer for the landlord. As long as landlord is agreeable, then there should be no issue. Nevertheless, I would say that chances for landlord to agree will be minimal as usual landlords are seeking long term commitments and do not wish to go through the hassle of securing another tenant should you terminate the lease prematurely.
