Hi,

I just shifted into my new 4-room BTO flat in Pasir Ris (Costa Ris) and would like to rent out my spare room. However, I have the following queries:

1. Am I eligible to rent out a room considering it is a new flat?

2. What is the minimum rental occupancy period?

3. Am I able to request for a premium to the market rate since it is a new flat (with new furnishing and appliances)?

4. With reference to question 2, how much rental can I ask for in today's market?

Hi,

Yes you can rent out rooms provided you continue to stay in the flat.

Minimum will be 6 months.

Its a free market, you can set various asking rents but tenants also have options. It comes down to a trade-off in the end, and I would say with current weakening leasing market sentiment, it is better to accept a lower price for good profile tenants, at least you have a peace of mind.

Rent wise, it depends on how long a lease, unit facing, furniture, room condition and distance to MRT/amenities, tenant profile etc.

Hi James,

During MOP, it only restrict renting out whole unit, room rental is okay.

I recommend you to market your room on par with market rate. At the end of the day, tenants have a lot of choices. And one day of vacant means one day of lost potential income.

A/C, Wifi, proximity to MRT will determine the asking rental price.
