Hi, i like to invest in a commerical property. With a budget of below $1m I like to know which sector offers 7 to 10% yield in rental ?

Would offices be a good place to invest or in industrial ? Or perhaps shops in mall?

Commercial properties are more complexed in terms of investments and returns.

Many considerations need to be taken.

Commercial tenure are 30/60/99years and freehold.

You may need to consider location and future developments potentials.

Current market conditions make it pretty rare for 7-10% rental yield now. Good yield also demands high premiums for the unit.

It all voice down to how long you intent to hold the property. Resale of the unit should be another concern.
