Hi! I’m currently staying in a 5-room hdb flat built in 1975. Thinking of selling the flat & upgrading to a condo. Not sure what are the chances like in finding a buyer given that it has a remaining lease of only abt 52 years. As for the condo, i don’t have a specific area in mind so long as it’s city fringe, near mrt & amenities and newly launched condo preferably TOP in the next 1 to 2 years. I don’t have a big budget, do not know how to start.

Its not entirely impossible to sell off a older flat, I have done such cases at Telok Blangah, Bedok and Clementi and there are buyers who need a specific location and have only a certain budget so they sometimes will zoom in more on older flats.

This is the best time to try to sell your old flat because there is a small window of opportunity caused by COVID when the demand of resale flats exceeds the supply. The HDB market is buoyant and there are older buyers who do not mind the shorter lease period.

More importantly, we will need to work out your finances to ensure that after the sale, you have sufficient funds to afford the next property comfortably without over stretching yourself.

1) Every house will have a buyer. So you don't have to worry about the selling portion.
2) The most important is whether your age is able to get sufficient financial support from the banks for your upgrading.
3) I suggest you meet up with a real estate finance planner to assess your finance to determine whether your plan can work out.
