I am currently staying in a 5 room HDB flat and had recently purchased a 2 room condo, 57sq m at Kovan Grandeur.We are unsure if the HDB flat can be rented out easily if we decided to shift in after the condo completion. Which one will have a better rental yield, 5 rm HDB or 2 rm condo ? Do you think we should continue staying in the HDB flat and rent out the condo instead ?

If your 5rm HDB flat is near to MRT station, this will make it easier to rent it out too.

Dear Angeline,

I will only bother about rental yield BEFORE buying a property. Once bought, and i am deciding between which property to rent out, i would consider rental income in terms of actual DOLLARS rather than yield ( for the reason that the capital cost is already cast in stone) - does that make sense to you?

In my assessment, i believe your 2-bdr condo can fetch higher rental than your 5RM HDB, if you are willing to compromise on the lifestyle factor.
