Hi I own a HDB. Want to upgrade to a condo around 1.5mil.

1. I would like to secure a resales condo first b4 selling off my HDB. Is there anyway I can finance my purchase since I have limited cash..any short term loan I can get? can get bridging loan without first selling off HDB?

2. How fast can I get the sales proceed once my HDB is sold?

Hi,

For bridging loan, there needs to be some form of documentation that the HDB is in the process of being sold. Another way could be to plan the resale purchase such that the timeline allows you to sell off the HDB first before completion, however it will be part of the negotiation with the resale seller who may or may not be receptive to the idea.

From HDB resale 1st deposit to completion, it takes about 3.5 months in the earliest to get the sale proceeds. May I know which condo you are referring to? I have worked on similar cases and would be happy to share the best approach tailored to your requirements.

Ivan has explained about the eligibility on the bridging loan for your upgrading process, therefore I believe the only way out is for your to sell your current place before you can proceed to secure a private condo of choice. It will be important to work out the finances to ensure the transition can be feasible.

Sales proceeds from HDB will be received on the day of completion, which is typically about 8 weeks from resale application submission, which will take place typically 3 weeks after you have found a buyer and buyer has exercised the Option To Purchase for your HDB. An interim home (short term rental) maybe inevitable for your situation should you require the sales proceeds of your HDB to finance your purchase, meaning your HDB completion has to come before our condo purchase.

Hi,

There are several things you will need to take note should you opt to purchase the condo before selling off your HDB flat.

Firstly, if your HDB is still under loan, you will only be able to take up to max 45% loan for your condo purchase. This means that you will need to fork out 55% ($825k for a $1.5m condo) in downpayment.

Secondly, ABSD is applicable, 12% for Singaporean's second property, which translate to $180k for a $1.5m property. This is on top of the normal BSD ($44,600 for a $1.5m property) that you will have to pay too.

So, all in all, to purchase a $1.5m property before you sells off your HDB flat, you might need to prepare for a minimum $825k + $180k + $44.6k. That's more than $1m in total.

May I know what's your reasons that you wish to purchase first before you sell your HDB? If your concern is with regards to having to shift house more than once, you need not worry about that. We can actually do a proper timeline planning, to ensure that you will have a smooth transition to your condo, without having to shift house more than once.
