Hi, I’m below 35 and my non resident partner (not married) and I are looking to buy either HDB or condo. Is it possible to have both names on the bank loan but only my name on the house?

Hi Felicia,
If you are below 35, you would need to be legally married to buy a HDB flat. Since you are not, your best option is a private flat.

If you are taking a loan, your name has to be in the property that you are buying. As such, if both of you are taking the loan, both your names has to be in. However, you can remove one name in the future (decoupling), when your incomes rise and you want to buy a 2nd property.

Hi,

If you are not married yet, you cannot purchase resale HDB on your sole name as only single singaporean citizen above 35 years old are eligible.

You can purchase condo no issue. However for both names to be included in the bank loan (as borrowers), both names will also have to be owners. Do note the stamp duties will also be based on the higher ABSD rate between the two buyers.

You need to be married in order to buy a HDB, unless you are buying under single scheme where you need to be above 35 to qualify. For purchasing of private properties, in order to be a co-borrower, you will need to be an owner of the property too. Is purchasing another property under your partner's name on the agenda with such an arrangement? If yes, perhaps you may consider looking into tenancy in common ownership arrangement.

1) The bank will not loan anyone without any collateral.
2) Therefore if you need your partner's salary to increase the loan amount, he must be one of the owners.
3) You may employ the Tenancy-In-Common ownership arrangement such that you own the majority of the share of the purchased condo.
4) Having said that, this can only apply to buying a private condo.
5) A foreigner cannot be an owner of an HDB flat, therefore your sole income must be sufficient to cover the full loan for an HDB flat.
6) Your partner can only assist in your monthly mortgage via cash for an HDB flat.
