Hi,

Typically the market rate for sale is 2% of sale price+GST and for private property purchase typically buyers need not pay commission. Actually the more important thing is to work with an agent who is professional and can be committed to your plans, and can help you plan in detail a smooth transition for the sale and purchase. Most importantly, to recommend a development that is suitable for their needs and timeline horizon.

You will only need to pay the commission for the HDB sale which is 2%. For private purchase, buyer will not need to pay any commission. It will be ideal if you can engage the same salesperson to handle the sale and purchase for you so that he or she can plan the finances and timeline in a way that your cash outlay is minimal and you will not need to rent an interim place to stay during the transition.

The rate can always be negotiated with the agent but the standard market rate for sale of HDB is 2%. As for purchasing a condo, you might not even need to pay any commission!

For HDB sales, the commission is typically 2% while no commission is payable for purchase of condominium. For a transition from HDB do condominium, a careful approach need be made in terms of cashflow and timeline since the procedures for dealing with HDB and condo are different. For selling your HDB, the standard market agency fee is 2%+ GST, and for buying a condo, you dont have to pay any agency fees, so it would be best to engaged an agent to represent you to look after your interest. If you are selling and buying concurrently, the timeline is very crucial, otherwise you will be left 'homeless' in the interim. Commission for the sale of a HDB is typically 2% with GST. There is no commission payable for buying a private property.

It's ideal to get 1 agent to assist with both the selling and buying, as we can assist to manage the timelines and ensure a hassle-free transaction. Typically, Buyers of private properties do not pay commission for the purchase, as the commission is being paid by the Seller to the Seller's agent. Your agent will collect his share of commission from the Seller's agent.
