To move forward with buying a flat, you'll need a valid Housing for Elderly (HFE). If you don’t have one yet, consider applying now. Once the court order is updated in February 2025, your ex-husband can proceed with buying your share of the property. The whole process may take around two months to finalize any CPF or cash payments.
2. **HDB Purchase Options for Divorced Parents:**
At 34, you're not eligible for the Single Scheme unless you have custody of your children. However, you can apply for a flat under the Public Scheme with your child as a co-occupant, but be aware this is a lower-priority option. With the current balloting system, only 2% of flats are allocated to second-timers without priority schemes.
3. **BTO vs SBF for Divorced Parents:**
You have better chances with Build-To-Order (BTO) flats, especially since there’s a special scheme for divorced parents called ASSIST, which reserves 5% of units for this group. However, it’s only available for 2-room flexi and 3-room flats. If you qualify, it’s worth considering.
