As a SPR, you will need to factor in the 5% Additional Buyer Stamp Duty in your financial plan for the purchase.

You will need to determine first how much you can borrow from banks. This loan is dependent on your income, age and credit record. With the loan approved, we will be able to come up with a comfortable budget, taking into consideration the amount of cash and CPF you currently have.

DP Cash 5% 60k
DP CPF OA 20% 240k
Stamp duties (BSD + ABSD) 92.6k (cash first, cpf OA can reimburse if enough)
Legal Fees 3k

Max Home Loan 75% 900k

Do note for resale property purchase, for the buyer stamp duties you have to pay in cash first, and can only reimburse later if sufficient amount in the CPF OA

ABSD is payable by cash at 5% while BSD is at 4%. A downpayment of 5% cash is required. The balance 20% will depend on how much CPF OA funds are available. If the bank has to disperse you with a lower loan quantum, the difference will also demand cash top-up. As for legal fee, it should range around $3k to $4.5k.
