Hi,

I've recently sold my condo unit and looking to buy a resale HDB unit.

Am I eligible for a HDB loan? (Bought and sold 1 HDB unit before my condo.)

If I apply for a bank loan, how is the payment like (e.g. % of cash component & CPF component)?

Hi,

Each individual can only take up 2 hdb loans in their lifetime. Also, to qualify, you need to be earning 10K and below per month for a household, and 5K and below for an singaporean single 35 and above. As long as they are fulfiled (whichever case that applies to you), you will be eligible for resale hdb with hdb loan.

For bank loan, it will be as follows:
Cash 5%
Cpf 15%
Bank loan 80%
Stamp duties & conveyancing fees 3%

To eligible for HDB loan, it depends on you last bank loan.
Cost breakdown for the purchase are:
- 5% cash
- 15% cash or CPF
- 80% bank loan
- 3% stamp fee and legal fee by cash or CPF

15% CPF
5% Cash

You would be liable for :
-Buyer Stamp Duty 3%

Good evening buyer,

Sorry to inform you that you are not eligible for HDB loan as you have disposed off a private property 30 months before date of application of HLE. Kindly refer to http://www.hdb.gov.sg/fi10/fi10321p.nsf/w/HLHDBWho?OpenDocument for clarification.

Thus you are only able to obtain up to 80% bank loan. Your initially outlay will be as such:

1) 5% cash downpayment (consists of option deposit)
2) 15% CPF/ cash downpayment
3) estimated 3% buyer's stamp duty
4) $3k legal fee
5) $200 valuation fee
6) $80 resale submission fee
7) agent's commission (1% of purchase price plus 7% GST)
