By the way, if a seller is able to find direct buyer and to sell his property all by himself, then of course the seller don’t have to pay any commission at all. The seller just need to engage a law firm and to pay for the legal fee for the necessary paperwork.

Commission is usually payable upon successful sale. If you wish to terminate the services of your representative, no commission is payable but if you feel that he/ she has done his/ her part, you maybe can consider to give a token of appreciation.

Sale side commission is usually payable upon successful transaction. Was there any agreement signed with the estate agent? The remuneration section or any marketing budget payable by the seller would be clearly stated.

Sorry, I feel quite confused on your question on what are the commissions applicable if owner DO NOT engage the services of a property agent for the sale of the property.

Are you referring to only managing the documentation works in this instance?

In a typical resale assignment, seller usually pays 2% of the transacted price as commission and GST is applicable on this amount. There are instances where seller also pay more. At the end of the day, it is of paramount importance to me as a businessperson myself to achieve a win-win situation for every transaction. No one actually benefits in the discussion of commission applicable since no sale is done. Even if we have discussed on a tier-ed commission scheme like 3% for certain price hit, 2% for lower price or 1% for even lower price, it will still boil down to the buyers in market who decides what is a fair market value to him or her. Set off the assignment with the bigger picture in mind where everyone is happy with the transaction.
