1. usually how much for the commission to the agent if I rent out the whole flat. Since i will be overseas and need the agent to manage my property,how much is the management fee?
2. If i appoint the agent as my POA, how can I ensure that the tenant are eligible & holding valid immigration docs?
3. How much is the rental deposit that the tenant need to pay? In case rental not paid.
4. Do the tenant need to pay a Bond? The owner will be entitled to deduct from the Bond for the damage of the property or furniture, or get someone to clean the house for next tenant.
5. If the tenants break the contract, how do they compensate the owner?
6. If the tenant break the contract and the agent have to look for another tenant, do i have to pay the agent again for the commission?

Afternoon Peter,

Rental commission and deposit is based on the period of TA signed. Management fee payable to your agent will be dependent on what the degree of management you are looking at. This fee will be discussed between you and your agent.
Under current CEA ruling, your agent cannot be your POA due to possible conflict of interest. Landlord are eligible to hold the rental deposit upon expiring of TA, for the purpose on repairs and damages that the tenant might have left behind. It would hence be important on how the handing and taking over are done. If the tenant choose the break the lease, landlord have the rights to claim the loses based on what's stated within the TA.
