Hi, my buying agent is from ERA. After the purchase completion, we were not advised to check and provide the amount to get reimbursement from the seller for the 1 month extension of stay.
We only knew about it when our selling side, the buyer ask us to pay $X for the cost incurred during the extension of stay.
We checked with our era agent and she just replied she is “not privy to the info” and whatever amount we had to tabulate ourselves. She in her capacity as an agent (with so much experiences) did not advise accordingly. Her job was merely forwarding whatever we sent her to the seller agent.
I asked why we were not advised by her regarding the reimbursement and she said usually the law firm will advise. I was like, we went to the law firm that she recommended and the law firm did not advise anything further after the purchase completion. So agent pushed the responsibility to the law firm. I’m not the subject expert here, so I’m just wondering whose responsibility is it to advise us on the reimbursement matters?
As we have missed the deadline to update hdb on the termination of extension of stay, we have to go through all the trouble to speak to hdb so that iras can re-calculate the property tax based on 1 month of extension instead of 3.
Our era agent here says that she is not privy to the information. I asked her to provide the draft to me so I can send to hdb (this is the smallest help she can do here since she did not even advise anything to us on the reimbursement and related procedures), she replied me “out of goodwill, she drafted”.
I asked her if the scope of all these (reimbursement and related matters) falls under her scope as an agent or its goodwill for agent to advise, she did not reply to me.
