Hi, my parents (foreigners) are looking to buy an EC in Singapore under my name. However, I am a Singaporean, currently under 35 years old, and still schooling (so no income).

Is it possible for them to finance buying an EC under my name with the above conditions? What are some of the restrictions we may face in doing so?

Good morning Sir/ Mdm,

You are ONLY eligible to purchase a resale EC (fulfilled 5 years minimum period) as a single singaporean.

If your parents' finances permit, they can consider to pledge (put a sum of money in bank for 4 years) or unpledge (show funds to bank twice, once during application and another before disbursement) in order for you to obtain a housing loan cause you doesnt have any income at the moment.

Dear sir/mdm,

You will not be eligible for brand new EC given that you are under 35 years and single, however, you are eligible to purchase resale EC where the age is 5 years or older. The key consideration is that the loan must be taken under your name therefore if you have no income to show the bank to be eligible for loan, then you will need to find some ways to convince the bank to loan you the sum required, and 2 of the ways are as what YT has mentioned, through pledging and un-pledging of funds. Your parents will be ineligible for the loan given that they are not the legal owners of the property.

Hi Sir/Mdm,

For your case as a Singaporean under the age of 35 years old, you will be eligible to buy any private property or any resale EC that is more than 5 years old. Your parents are able to finance the purchase for you but they should avoid adding their names as one of the legal owners as they would incur the Additional Buyer Stamp Duty of 30%.
