Hi, my resale 3R HDB has just reached 5yrs MOP. I bought this house under single scheme and got married after that. I am the owner and my husband is occupier after we got married, but we didn't utilize any of his CPF for this current house. We have plans to upgrade to a bigger resale flat. And would like to stick to current arrangement of using my cpf to service the next flat, but, would like to utilise his current balance in his cpf to buy a bigger house. He is currently not working and I would like to exclude him for the monthly installment payment. Will HDB loan allow this arrangement? Use his cpf balance but he wont be involved in paying the monthly installment. If that is the case, do I need to apply HLE for him?

Hi Su Su,

Yes it is possible, you can apply a HLE with both your names included, but during the resale application use his CPF monies for the down payment but not the monthly repayment deduction. I havr helped various clients to do so and help them calibrate accordingly.

Hi Su,

Yes it is possible for him to use his CPF towards the house and not servicing the monthly installment. In this case, you will need to apply HLE together with him as joint applicants and owners of the new flat that you are buying.

He will need to be listed as a co-owner in this case in order to utilise his CPF funds for the intended purchase flat. He need not be a borrower in this case if existing funds are sufficient on top of the loan that you are eligible for. You will just need to indicate correctly that he is the joint applicant in HLE. Do take note of the revised purchasing procedures that will be effective 9th May 2023.
