Hi, my wife and I would like to invest in a private property in the next 12 months. We would like to get some advice on the type, size and location of properties we should be looking at to reap the best yield. We also prefer properties that are selling below valuation. Our budget is about 800K.

Hi Linus,

There are 2 major considerations when you are Investing into a Property.
1. Return of Investment - Capital Gain
- Time base - Long / Short term
2. Rental Yield %
- 5% or better

Your Budget of $800K can easily get u a Condo with more than 5% rental yield and a ROI of more than 50% ROI.

For Commercial Property, at $800K, you will get a HDB commercial ShopHouse with less than 70 years lease balance. Hard to get a tenant due to not-so-good location.

At $800K, u will get a not so good location Terence House of small land size of less than 1800sqft and rental yield of less than 3%.
