Hi Property Guru,

I see there are some properties currently marketing but they lease started at 2012/2013. Why those units can still sell in the resale market within the MOP of 5 years? what the requirement/condition of the buyer to buy such unit? Example for those units such as 339A-D Kang Ching Road in Lakeside & Ghim Moh Link? Thanks.

Hi Jimmy,

These sellers are from the SERS Scheme. They do not need to fulfill the 5-year MOP before being eligible to sell, if they meet their 7-year SERS period.

As a buyer, there only condition is that you must be able to meet the Ethnic quota of the respective estate and blocks.

Hi Jimmy,

Some of these owners have gotten the unit through the SERS program, hence they are not binded by the 5 year MOP and can sell earlier. Other cases could be due to special cases such as divorce cases.
