Hi there, I want to ask something. Before I married, my wife and her mother bought 4 room HDB resale without taking the grant and she take loan from HDB. After we married, my wife and I sell the 4 room HDB and we upgrade to BTO 5 room and bring my MIL stay together. For BTO under my name and my wife. And for BTO we also take loan from hdb without grant. Now I need more room to my kids and plan to upgrade. Is it possible if I take loan from HDB again? I already meet MOP for my BTO.

Hi,

Thanks for the info shared. Technically speaking, your wife has taken hdb loan twice and hence will not be eligible for hdb loan again. As for yourself, hdb loan only taken once so still eligible. For cases like this, will need to appeal with hdb whether they allow hdb loan again, but chances maybe slim.

You may want to consider bank loan as rates are still relatively lower than 2.6% of hdb loan. You also need not fully draw down your CPF OA for bank loan.

Good morning,

Basically, your spouse had taken HDB loan twice. Under normal condition, you will not be eligible to obtain HDB loan for your next purchase even though you are still eligible for your second subsidized unit.

Hi Febrianto,

Your situation are as follow:
(1) Your wife took HDB loan twice, not eligible to take another HDB loan.
(2) Yourselves although still eligible to 2nd HDB loan, but you and your wife form an entity thus consider not allow another HDB loan.
(3) Your wife and yourself only applied for BTO (subsidized flat) once, thus eligible for BTO.
(4) Buying new DBSS & EC must take bank loan.
(5) Eligible to buy resale HDB with grants.
(6) Bank loan required 5% cash, which might be a concern to your current situation.

Thus with your current situation, the best option is to buy resale HDB (EA which has 4 bedrooms), which has the size, and more manageable in terms of finance.

From my understanding, your wife have already taken 2 HDB Loan (1 with the mother, 1 with you). In this case, your wife is not eligible for HDB Loan. Under normal circumstances, you are not able to take HDB Loan for your next purchase though you are still eligible for Housing Grants.

I presume you are looking at resale market as you currently own a 5-rm BTO unit. Some choices you might want to consider:
1. HDB Executive Apartment /Executive Mansionate (bigger than your current size)
2. Executive Condominium (4 bedder)
3. BTO for Multi-Generation Flat (Do note you will have to pay resale levy of $45000/-)
