Hi there, I'm currently 36 years old however my income is available for a certain ceiling also that I cannot buy a BTO flat at the moment. however, I have thoughts of moving out so that I can be more independent. Based on my current cash flow, I can afford a resale unit between the price of $400,000 to $500,000 without depending on mortgages or loan, which I believe is a good thing. My priority:

1. If currently, I'm not depending on any grant hopefully I can just rent out the entire unit and earn passive income, I'm not sure if the five-year MOP rules still apply.
2. I'm not sure after a few years time after I sold the flat will I still earn income.
3. If point #1, #2 does not apply, I don't mind buying a 1 room flat or 1 room condo to stay in.

Any advice will be appreciated

Hello!

Let me first answer to some of your pointers:

1. Even if you purchased your resale flat without a grant, you are required to complete your 5 year MOP before you can rent out the entire flat as stated by HDB. You can however rent out your empty rooms while staying in the flat :)

2. A HDB flat or a condo in Singapore is considered a relatively stable asset class, which many Singaporeans buy to hedge against inflation, or to grow their wealth. It ultimately depends on your level of comfort on how much money/loan you are willing to utilize for a house, but if you are able to, you should definitely consider starting early.

Taking up a HDB or bank loan might not be a bad thing, as it helps to minimize the amount of upfront cash that you have to pay. In addition, the US Federal Reserve has already dropped interest rates by a total of 1%, and have announced an additional 2 rate cuts in 2025. This means that the cost of taking up a bank loan is likely going to get cheaper in the upcoming months, which ultimately reduces your monthly mortgage :)

Hi, the MOP of 5years will still apply when you get a resale HDB, regardless of whether you get a loan or not. However, you can still opt to rent out the remaining rooms you are not staying in and continue staying in one of the rooms. The resale value of your flat can't be guaranteed to increase, but if you are looking to sell in the recent years, as long as it is not low on lease, the price should remain or increase (provided no changes in global market such as inflation or policy changes).

For 1 bedder condo, it will be more for personal stay and investment purposes( such as for rental).

Hi

The 5 year MOP still applies even if you buy the HDB without grant. Its good to look for flats that are not too old so the value of the property can maintain, and has a long runway for rental income, and you can still sell at a reasonable price that covers your costs. I think you can consider to look at newer less than 20 year old flats of 4 or 5-room and taking some loan. The first 5 years you can stay first, thereafter you can rent out for long term rental income if perhaps you decide to move back or move in with your future partner or even rent another unit to earn the rental difference. HDB rental returns are good and renting out a good 20 to 30 years usually can recoup your initial investment.
