Good afternoon,

Its possible, as long as for the property you are buying, there are no CPF usage restrictions. Some older 99 year leasehold properties with limited balance lease that cannot cover the buyer till 95 years old, there will be CPF usage restrictions. For buyers 55 years old or above, there are also basic retirement sums you need to set aside.

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. In my opinion, it may be a good time to leverage and take a loan as the bank interest rates are low now and will remain low in the foreseeable future. The cost of borrowing is therefore low and you may use the spare funds to invest in other instruments which may yield higher returns for you.

Congrats on the sale of your unit and ready to embark in the next phase of life with a new dream home!!

The amount of funds you have on hand is definitely enough to pay in full for a property but should we do that? This will be the burning question on hand.

If you pay in full, then you don't need to take loan and save on the borrowing cost.
With the reduction in interest rate, it mean the mortgage cost will be lower but at the same time, bank interest rate will be low too if you actually looking to leverage and place the funds in Fixed deposit.

We need to weigh the pros and cons to do a calculation to see which is more feasible.
