I will need more information such as the land size and condition of the house before I can advise on the valuation of the house.

It will depend on your objectives. With the new cooling measures esp the stricter curb on loans, it is likely the property market will be sluggish for the next few years and there is a high chance that the property will not appreciate much.

Renting is a good option to generate some passive income. However, the yield of landed property is lower as compared to other forms of residential property. Rental also comes with issues such as managing tenants issues etc.

Historically, rental returns for landed homes are significantly lower than that of a condo therefore if your objective in holding this property is solely for the rental income, we can definitely say that this is not the ideal situation.

In terms of landed homes demand in Singapore, being the most important resource which Singapore has, demand for such homes has not waned. The recently implemented measures are believed to be targeting investors or speculators from over leveraging and therefore measures are implemented to restrict borrowings and having higher stamp duties for such buyers in doing so.
