Hi Mr Lee,

A well drafted Tenancy Agreement will have a clause to cover such issue. There is always a minimum repair cost the tenant need to pay. Minimum repair cost I normally recommend to my clients is $150. Thus, if any repair could cost more than $150 per item, the landlord shall pay for the amount in excess of $150. The tenant shall pay for the 1st $150, except where such damage is clearly caused by the Tenant's negiligence.

Example of tenant's negiligence is failure to service and maintain the air-conditioners in the Premisies quarterly as stated in contract document.
