My tenant refused to pay for last rental payment and wants to use deposit to offset it. What can I do ? Can I really charged him 10% late payment ? What if he still refused to pay ? Or I charge him ? Then it will take time and money. So, the tenant take advantage of landlord in such way. Is there really nothing the landlord can do ? Can I evict him now ?

Morning,

You should talk to your salesperson about it as it should be stated clearly in your TA that the deposit cannot be used to offset the last month rental as it's meant for some other purpose. Since you did not agree to using the deposit to offset the last month rental, then you should get your salesperson to talk to the tenants before you act further.
