Is stove considered an expendable item and should the tenant pay the first $150 for the replacement of the stove?

Hi Pamphor, yes it is. The replacement as well as the repair clause of $150 apply to most of the items in the unit.

Depending on the condition of the stove during the take over but generally, there is still a general repair clause in the tenancy agreement.
