How does it work for a RES to sell his/her own property? I plan to sell my terrace house this year end. Does it make sense to obtain a RES license so I can learn the paperwork procedures, have the backing of an estate agency, and also save on agent commission (except for the co-broke fees due to the buyer's agent)? Thank you.

Hi,

If you are serious in changing your line to become a real estae agent, then it make sense for you to spend at least 4~6 mths to get RES cert.
If you just want to save the agent commission and go through the process of taking course, taking exams and joining an agency, it is not a wise idea. End of day, it might cause you more money to becoming an agent than paying the commission.
Let the housing professional agent do the job for you.

It is good to gain more knowledge about the real estates industry by taking the RES course, take the exam and joining an agency. You can give me a call and I can guide you along. I started as an investor myself with similiar motivation as you.

However, once I became an agent, I realise it's better to pay another professional to do the job well. As a new agent, I sold my investment condo and paid an agent for a different agency.

If buyer & seller can come to a mutually agreed price on their own, either both party are highly self-actualise or one party is a "sucker" who lose out. The role of an agent is to mediate and help both seller and buyer see the values of closing at a win-win price.

Usually, an agent who is the seller, due to emotion & attachment will not be able to time the sale and achieve the best price. Many ended up selling the property months later at a price they could have gotten much earlier.

Having said that, I sold my EM in Bishan 2+ yrs ago at $190,000 above COV. My gain, buyer's lost. That was my 1st HDB resale after 5yrs as an agent.
