Hi,

1) ABSD deadline for developers is 5 years from the date they legally acquired the land.
2) You may check the URA website to search for these properties nearing the ABSD deadline. But usually, there will be articles published in PropertyGuru, 99.co, SRX, etc, when the deadline is near for those developments that might incur ABSD.
3) However, through observation, there might be discounts for some of these units but usually are those premium units that are above $3 million or more.
4) After crossing the ABSD deadline, all these properties left unsold usually are selling at a higher price rather than cheaper.
5) This is to protect their interest and also the market's interest.
6) Just like the sugar increases their price 10 years ago, till now, we didn't see supplier reduce their price no matter what is the economic condition.
7) The recent case of crude oil drop to $0 in 2020, we also didn't see petrol is giving out free as well.
8) If you are looking to catch a good deal to negotiate with the developer. It is still possible if you are planning to buy multiple units with a budget of $30 million or more.
