Hi Sir/Mdm,

The market guide for service for selling of properties is 2% of the purchase price plus GST. Of course this is negotiable and many out there will be willing to do it lower for you. For myself my rates are fixed at 2% plus GST.

If you allow me to be honest, your main criteria should not be be the commission or service fee payable. If you get yourself a good agent, then chances are your agent might be able to get for you a deal that is much better for you. And many a times, the transaction does not revolves around just the selling price alone. When issues starts to happen, then your realtor will have to step up and step out to help you to resolve the issues. And you will need resourceful and experienced realtors to help you with this. I do not dare to make this statement for everyone but I dare to say for most realtors, if they are confident of themselves and they know what they can do for you, chances are they will not want to commit to service fee lower than the standard guideline.

Just to share a bit more on myself. I work very closely with my partner who is also my wife. Dear sir/madam,

If market rate is 2%, why would you think someone who is professional will only accept 1% if they are able to deliver similar results? Most of the time they are not confident in their services that why they are willing to compromise in their returns or perhaps they feel that it is by luck to sell a property. Worst case will be to work by volume where they work on probability to have more units in their inventory such that at least 1 or 2 will sell each month by quoting low.

Other than selling your property for you at a reasonable price, what are the other critical factors which may impact the final outcome of your sales assignment? Are you looking to sell because you are also looking to purchase another property? Will you be affected by the increasing interest rates should the right offer comes later instead of an efficient 1-2months time frame?

I have recently concluded a private sale transaction in under 1 week from listing the property for sale, with only 1 viewing done and at the price which the seller was looking for, not a single cent lesser. Hi,

Commission is negotiable, and the market rate is 2%. In my opinion, it is best to focus on closing at the best possible price, rather than haggle over small monies (1-2% commission), and then sell at low price. They always say, you pay peanuts, you get monkeys, I find this statement very true.

In today's market, you can easily find agents offering discounts on commission, some as low as 0.5% commission, you will have to ask yourself, how motivated are they to help you achieve a good price?

In my opinion, it is highly recommended that you can engage an agent whom have a good track record in transacting in record prices. If he can get you a good price for your property, the 2% that you're paying is well worth it.

I am experienced and well-versed in both HDB and private resale transactions. And I am blessed to have transacted units at record prices for many of my units.

I am also very familiar with Bukit Batok as this is the place where I grew up. And now, I travel to my parents place in Bukit Batok on a daily basis.
