I am a first-time buyer looking to purchase a 4-room resale HDB. If the property's remaining lease does not cover the youngest buyer up till 95 years old, will I be unable to receive any grants, or will the grants be prorated? Much thanks.

Hi,

The grants are dependent on the income of the household. If you guys qualify, it will still be credited into your CPF OA. If the property does not cover the youngest buyer till age 95, the CPF OA usage will be restricted and you may need to use more cash to cover the purchase price.

CPF grants are disbursed based on the household income. For property with remaining lease not able to cover the youngest buyer until 95 years of age, the CPF usage will also be limited and loan may also be affected. You may wish to speak to a qualified banker to work on these numbers if you are planning to take up a bank loan.

Hi,

1) As a first-time buyer it is always good to be conscious of the following:
(a) Understand your advantage
(b) Understand your needs
(c) Understand your budget

2) Your advantage is there is financial assistance from the govt to assist 1st-timer buyers only. The detail of each grant are as follow:

3) You have to know what you need now and in the near future. Buying a property is always a big thing for anyone. Making the right choice is not only based on personal perception but also needs proper logic to ensure you won't regret it in the future.
4) You will need to find out how much loan you could get and what financial commitment you are going to face every month.

5) Apply for an HLE if you are a Singapore Citizen:

6) If you are not eligible for an HDB loan then you must engage a banker to assess your loan.
7) The grant has nothing to do with the remaining lease of the flat chosen. You can see all the conditions listed under (2).
8) The restriction of choosing a remaining lease does not cover the youngest buyer up to 95 yrs old is you are not able to fully utilize all the funds in your CPF throughout the mortgage payment.
