I am a PR and own a 4rm unit in Clementi Ave 5 Blk 347. Currently the unit rented out. The block is currently in mid of interim upgrading.

This flat is already 32yrs. I am wondering what are the possibilities in next 3 to 5 years. Will the area get enbloc?

I am also exploring when should I sell off the unit best.

Afternoon,

As we know, there's much land available within Clementi, for Enbloc. Just 3 blocks of flat have being announced for Enbloc, it might take awhile, before the next one takes place.
It would be good to sell off now, but that would also depend on the plans you have in mind.

Hi AK,

If you have the plans of selling the unit and the current prices are acceptable to you, I'd advise you to sell now instead of waiting for enbloc.

There are many buyers out there looking for 4 room HDB flats like yours so I am pretty confident that your unit should be able to fetch a reasonably good price.

Dear AK

Your vicinity is under going through Lift Upgrading Program right now, in my opinion, chances of your block being selected for ENBLOC is quite slim in the next few years.

As a PR, if your unit is not situated on the original lift lever, your upgrading cost would be more than $30,000. Perhaps you can consider selling your flat in the open market before the billing date.

You mentioned that the flat is currently rented out, are you currently owning a private property in Singapore or overseas?
