I am considering to sell my 4-rm flat for a 5-rm or EA/EM. However, I am not eligible to contra as I had taken 2 concessionary HDB loans before. I need the sale proceed to pay for the resale flat I am buying. What are my options?

Hi Roch,

You need to sell and buy concurrently and take a bank loan since you cannot take hdb loan already. Since you need the sale proceeds, selling transaction needs to be complete before the 1st Appt of the buying transaction. However you need to find temporary accommodation in the transition period.

Another way is to take a bridging loan so that both transactions can proceed concurrently. However you need to fork up another sum of money for the bridging loan interest approx 5 to 6%.

Evening Roch,

The common practice is to sell and purchase concurrently. The timing for sales for to be earlier than purchase. It would definitely be ideal if your purchased unit allows early renovation after HDB 1st appointment. Other alternative arrangement can definitely be worked out.

Else, depending on your sales proceed, you can opt for bridging loan, which will allow you to purchase your unit first, even before completion of your sales. However, you need to work out the sums before you leap.
