Since you are selling your place soon, you need not pay down fully the current bank loan. In current market sentiment, ideally you might want to secure a buyer first before buying. It also depends on whether your finances are equipped to buy first then sell and whether you are particular about your next purchase flat requirements. You can start to market the place 1-2 months prior to meeting the MOP. The 4rm units nearby at blk 268 are fetching about 360k but they are slightly older at 15 years. Based on that yours should be around 400k +/- but it also depends on unit condition, facing, size and floor and market sentiment then.
