I am renting a condo in Singapore with 2 years contract from Jan 2023, in TA we mentioned only husband and wife are going to stay.
But recently my wife got pregnant and we are planning to get a helper to help my wife
When we informed the same to my landlord, they want to raise the rent by 10%.
Is it allowed for such a raise?
Does getting helper treated as subletting?

Can someone please clarify.

The Tenancy Agreement has indicated that only husband and wife are the occupiers and this is stated in the contract. For your case, since there will be added occupants, it is already deviating from the agreement. Getting a helper is not considered subletting since you are not gaining any returns from this.

While landlord can be more understanding in such situations in allowing for added occupants, but he or she is actually not wrong. I have came across landlord rejecting the addition of the helper and even the baby to stay in the apartment too, during the period of rental boom and getting rid of the tenant will allow the landlord to get a higher rental while also possibly seeking damages from the tenant for having to terminate the contract prematurely to find a place so they can allow the baby to stay together.
