It would be good to work out your financial status first before jumping into this.
If your current unit is still on loan, bank will only grant you a maximum of 60% loan.
With this in mind, the estimated asking price for a 2 bedroom condo within the central area range from $1.6m to $2.6m.
If your financial status is good, you can choose to buy a condo and rent out your HDB unit. However, you can also choose to buy the condo first and sell your HDB away later or vice versa, to reduce your loan for the condo.

It's agreed that the 1st thing to do is to workout your financial status so that you are not stretching your dollar to the max.
You can decide with a few options to either first sell your house then buy your dream house (then you can loan 80/20) or concurrently sell/buy the properties if your finances allow you so.
