I am writing to seek clarification regarding the eligibility criteria for purchasing a 3-Generation (3Gen) HDB flat. My sister is a divorced Singapore Citizen with one child under her legal custody, and she is considering to apply for a 3Gen flat together with our mother as an occupier. Additionally, my sister would like to explore the possibility of purchasing the 3Gen flat with me, who is a single Singapore Citizen. Could you kindly advise if this household arrangement would meet the eligibility conditions for a 3Gen flat, and whether I can be included as a co-owner/applicant?

The fastest way to find out about eligibility accurately is to apply for HFE proper. It is free and non-obligatory.

Is your mother a widow or a divorcee? If so, your sister with her child, and your mum, can jointly form a 3Gen multi-family nucleus to purchase 3Gen flat. Buying in the resale market should not be an issue, but if you are getting brand new BTO from HDB, there are eligibility conditions such as income ceiling as well as not more than 2 times subsidized property owned by the applicants to fulfill.

If I am not wrong, you should be able to be added as co-owner as well, once after their names are all added. To confirm the eligiblity, the best way is still via the HFE letter where all your names are added as applicants and/or essential occupiers.

Alternatively you might want to consider resale 5-room also, where there are less eligibility conditions to fulfill, you still might be able to get the proximity housing grant, and plus the resale criteria is less stringent (need not sell to multi-gen family again) after MOP. I have sold a 3Gen flat before and it takes a longer time due to the need to find 3Gen family buyers.

2. Buying a resale flat poses fewer restrictions, while a brand new BTO has conditions like income ceiling and limits on previous subsidized property ownership.
