I bought a BTO 2 room flat in 2016 and move in 2021 with CPF housing grant. I got married in 2022 and planning to buy a 5 room resale flat with CPF housing grant and CPF Enhanced grants in 2026. My wife is a first timer buying the 5 room resale flat with me. In 2031, after we completed our MOP for our 5 room flat. Can we apply for BTO balloting in 2031?

Hi

You will be considered 2nd timer when buying the 5-room flat in 2026, so no more grants available for you except for proximity housing grant. As for your wife she is considered first timer, if she is SC she should still be eligible for 1st timer grants assuming all other eligibility conditions are fulfilled. You will be able to confirm when you apply the HFE letter.

5 years after that after MOP met, assuming you all meet all prevailing eligibility conditions, you all can try to apply for BTO again but both of you will be considered 2nd timer status. The chances will be more slim as new flats supply for 2nd timers is much lower. There will also be a resale levy applicable.

As of now, you will be considered 2nd timer based on your above described scenario, nevertheless, there maybe changes in the housing policy down the road so you will need to keep a look out on any changes that may affect your future eligibility.

1. In 2026, you'll be classified as a 2nd timer for purchasing a 5-room flat, meaning you won’t qualify for most grants, except the Proximity Housing Grant.
2. Your wife, if she is a Singapore Citizen, may still be eligible for first-time grants, provided she meets all the criteria.
