Hi,
If you bought your resale unit last year, there is a MOP of 5 years. As such, if you are in a tight situation, I would advise you to contact HDB area office and discuss with them. They are the only ones who can advise you right now as all approvals must come from HDB before you can sell or buy the next unit.

You will need to hold the unit for 5 years (Minimum Occupation Period) before you are eligible to sell it and purchase a smaller resale unit.

I regret to inform you that you will need to fulfill the 5-year MOP before you can sell your current flat, or buy another residential property.

However, if you do have very valid reasons, you may wish to write in an appeal to HDB. Do take note that SSD will still apply if you sell your property within less than 3 years of holding.

Hi Hendrick,

1) There are 2 issues you have to note:
(a) 5 yrs MOP
(b) Seller Stamp Duty (SSD)
2) You must have a strong and valid reason why you wish to let go of the current flat. Writing to the HDB to get a black-and-white answer is a must.
3) You will incur 12% SSD if you own the flat for less than 1 whole year, and 8% if step into the 2nd year.
4) You will suffer a negative sale once you get slapped by this SSD when selling at the market rate.
5) Last thing to note is after the 30 Sep 2022 cooling measure is implemented, the hope of getting a COV is almost impossible.
6) The current HDB flats are mostly transacted at market rate.
7) Although there are still millions dollars HDBs sold. These flats are mainly DBSS or very new flats located in a very good location.
