I currently jointly own an EC (5yr MOP over) with my wife, and genuinely want to upgrade to another condo. We do not intend to own 2 condos. It seems there is no practical way to make that switch given we will have to pay ABSD once we sign the sales and purchase agreement. Either we sell first and hunt in a hurry, or we decouple, which is unreasonable steps for a genuine upgrader. Have I covered all my options available ?

Dear sir,

Congrats in meeting your MOP for the current place. I do understand the dilemma in this upgrade process, but it will not be practical for me to provide any form of opinion before I know more about what you are looking out for. Are you intending to go into new launch or resale market? What is the main rationale in such a move to another condo since your existing EC is already considered a fully privatised condo once it is 10 years old?

Hi Sir/Mdm,

We can do concurrently both the sale & purchase process, marketing the place for sale & conducting viewings, while at the same time hunt for your next property. To ensure a smooth transition for you guys, we can look for a buyer that is open to us leasing the existing property for a 3 to 6 month after completion. This will be discussed upfront while doing the sale and negotiated together. It can be done as some buyers may not necessarily need the place immediately and can benefit from the rental income. The thing to note is the buyer of our property must exercised the OTP before we can buy the next property without ABSD.

I have assisted many of my clients to upgrade smoothly and seamlessly from an EC to condo without the need to pay any ABSD. What we need to do is just to time the sale and purchase concurrently and make sure that the timeline can fit our requirements.

We can actually do the selling and buying concurrently. That is to put up the unit for sale while having viewings for new unit. Just make sure that you request for extension of stay from your unit buyer, exercise your buying OTP only after your buyer exercise your current unit OTP (to avoid paying ABSD).
